Retail Build-to-Suit Program

InSite specializes in the execution of multi-unit build-to-suit development programs for corporate and franchisee tenants – retailers, restaurants, financial institutions, government units, schools, non-profit organizations, and healthcare and other service providers – nationwide.

Each tenant program has two objectives:

  • Meet the tenant’s business plan—deliver single-tenant and anchored
    multi-tenant build-to-suit projects when and where required.
  • Achieve the InSite Project Standard—InSite’s performance benchmark on each tenant project.

Since the company’s first build-to-suit project completed in 1988, InSite has successfully delivered over 400 build-to-suit projects in over 30 states for over 40 companies.

Single-source Build-to-Suit Platform

To best achieve the program’s objectives, InSite employs a single-source property procurement, production, and funding platform – the most effective and efficient platform in the build-to-suit industry.  The platform, powered by PremiSYS, InSite’s project “manufacturing” system, and InSite’s $250M+ balance sheet, brings the following to each company project:

  • Aggressive Property Procurement—InSite’s 8-person Market Search Team uses technology and “boots-on-ground” to identify and evaluate all “on-market” and “off-market” property in each target market; InSite’s 5-person Legal Team provides fast, reasonable response to document and close each property purchase.
  • Rigorous, Low-cost Production—InSite’s 12-person Production Team – responsible for the systematic investigation, design, entitlement, and construction of each project – focuses on precise and thorough execution, problem-solving, and total occupancy cost minimization.
  • Certain Funding—project capital is either self-funded or funded with pre-committed credit facilities.
