Raising Cane’s
Reno, NV

THE SITUATION

The Micatrotto Restaurant Group (MRG), a Raising Cane’s franchisee, sought their first location in Reno, NV. MRG selected InSite Real Estate to develop its Reno, NV restaurant because of its retail build-to-suit expertise including its Property Search Team’s ability to identify all property alternates in a target market.

THE CHALLENGE

Raising Cane’s site criteria required a high-traffic location that would offer a visible retail presence with a drive-thru capability in the Reno market. To meet their criteria, InSite used its extensive broker network in addition to its Property Search Team to identify both on-market and off-market properties.

THE INSITE SOLUTION

InSite’s Property Search Team identified a 3,200 SF off-market, active Wendy’s restaurant on a Whole Foods outparcel which provided an excellent co-tenancy and the drive-thru that Raising Cane’s required. While the property was one of the most expensive alternates, it needed minimal redevelopment and delivered the best location for the client at the lowest total occupancy cost. InSite’s 90+ person workforce self-performed all essential activities including property acquisition, design, permitting, financing and construction while working closely with MRG’s personnel.

Jason’s Deli
Normal, IL

THE SITUATION

Jason’s Deli, operator of over 230 company-owned and franchised restaurants in 28 states sought to develop its first location in Normal, IL. Jason’s Deli engaged InSite Real Estate to develop its Normal, IL restaurant because of its ability to identify target markets and property alternates to best secure their target customers at State Farm’s global headquarters and Illinois State University.

THE CHALLENGE

Jason’s Deli’s site criteria required a high-traffic location that would offer a very visible retail location that supported their dine-in, drive-thru, and catering operations in the Bloomington-Normal, IL trade area. To meet this criteria, InSite’s Property Search Team aggressively scoured the Normal, IL market for all on-market and off-market opportunities using their “boots on the ground” approach.

THE INSITE SOLUTION

InSite’s Property Search Team prepared a MarketBrief for Jason’s Deli that identified and comparatively evaluated all property alternatives that met the client’s location standards for Normal, IL. The property Jason’s Deli selected was an off-market, soon-to-be-vacant, 6,000 SF Bakers Square restaurant. Extensive exterior and interior renovations included the addition of a drive-thru, outdoor dining area, and extensive trade dress. InSite’s 90+ person workforce self-performed all essential activities including property acquisition, design, entitlement, permitting, financing and construction while working closely with Jason’s Deli’s personnel.

AT&T and Aspen Dental
Champaign, IL

THE SITUATION

Two national tenants and repeat InSite customers—AT&T and Aspen Dental, expressed a desire to enter an established market within Prospect Avenue corridor in Champaign, Illinois. Both tenants require high visibility locations in regional trade areas.

THE CHALLENGE

No existing building or land opportunities were available along North Prospect Avenue that met the tenants’ target occupancy cost and time frame. InSite’s Property Search Team investigated the sub-market for opportunities and discovered the best real estate solution was an oversized stormwater detention pond located on a Lowe’s outlot parcel.

THE INSITE SOLUTION

InSite leveraged its relationship with the Lowe’s national outlot disposition team to formulate a rapid feasibility plan which included the acquisition of the desired property and a multi-tenant build-to-suit solution. Upon their preliminary approval, InSite performed due diligence and cost estimation to realize that the storm water facility could be modified to accommodate a multi-tenant pad site on the hard corner. After purchasing the outlot parcel from Lowe’s, InSite civil engineers reconfigured the detention pond within the existing site to accommodate the building’s design.

RESULTS ACHIEVED

The project was delivered in 8 months and resulted in a new 1.18-acre site with a two-tenant, 9,748 square-foot building and 65 parking spaces while adhering to the InSite Project Standard:
